Job Description

MAIN DUTIES AND RESPONSIBILITIES:

Manages the security and maintenance of properties and equipment as well as waste management. This position is created to ensure that concerns are addressed in a timely manner so that all properties generate revenue and are in good operational condition. This position is also created to comply with environmental regulations.

Property and Facilities Maintenance Management

Managing daily operations at assigned properties including maintaining property rentals, marketing and filing vacancies, screening prospective tenants, enforcing leases, and securing premises.

  • Regularly oversee al installations, repairs, maintenance, and the general upkeep of the company properties including the actual building, common areas such as roadways, walkaways, islands, landscaped areas, gardens, parking spaces, and facilities including its accessories and machineries, particularly focusing on the effective operations of said properties & facilities
  • Prepares and monitors budget and expenses ensuring efficiency of operating the premises by tracking operational expenses, particularly utility expenses, preparing monthly financial report in coordination with the SFO
  • Enforce, review make amendments to house rules, fit out guidelines and policies when necessary
  • Ensure that the commercial building or center has the necessary permits required by government and renewal thereof
  • Ensure that vehicles and equipment have the necessary registration and/or permits and renewal thereof
  • Ensure the maintenance and repair of company vehicles and equipment
  • Meet with unit owners / tenants during turnovers, tenant orientation on building policies, house rules and fit out guidelines. Ensure that the prescribed fit out guidelines are properly understood and followed by fitting-out tenants
  • Responsible to properly account charges to the move-in
  • Coordinate with the Construction Group for pre-move in requirements
  • Find ways to prevent problems or conduct immediate troubleshooting, problem resolution when the need arises

Environmental Compliance

  • Adherence to the regulatory requirements of DENR in ensuring the protection of the environment
  • Attend to all permitting and registration requirements of the establishment prior to installation or operation of pollution sources and control facilities
  • Identify significant environmental aspects and impacts of the establishment’s operational activities and recommend possible mitigating measures
  • Perform all other roles of pollution control officer as mandated by the DENR

Safety, Security & Legal Compliance

  • Adherence to the safety rules of the company, profession, and regulating bodies
  • Ensure the general safety and security of properties and facilities in coordination with the Supervisor - Security and Safety Officer
  • Assist government agencies in conducting necessary inspections and obtain their approvals upon completion of the construction project;
  • Secure the required permits and licenses for the construction projects, when needed

Customer Service

  • The ability to listen and respond to internal/external customer's questions/concerns, resolves customer's problems to the customer’s satisfaction and follow up to evaluate customer satisfaction.
  • Hears complaints, investigates, mediates disputes and conflicts, resolves issues that may arise between homeowners/tenants and guests
  • Issues notices and fines to erring and non-compliant homeowners/tenants for consistent violations and after several mediations
  • Facilitate requests for 3rd party service providers and handles liaisons in conjunction with Head Office directive, on services required by homeowners/tenants
  • As concurrent member of the CEO, perform various tasks delegated by the CEO and/or his Executive Assistant from time to time

People Handling

  • Involves interviewing, training, developing, motivating, and disciplining direct reports
  • Interview applicants to fill in job vacancies
  • Ensure staff has the required competencies to perform their jobs through orientation and training
  • Assess performance of staff and motivate them to pursue their individual development plans
  • Recommend discipline of erring employees and rewarding of high performers

Qualifications/Requirements

  • Graduate of BS Mechanical Engineering or graduate of any course
  • At least 4-5 Year(s) of working experience in the related field is required for this position. Computer literate
  • Proficient in Microsoft Office applications
  • Skills in using different engineering tools and equipment
