FACILITIES AND MAINTENANCE (MAIN ROLE - FIX RESOURCES PROPERTIES)
a. General Tasks:
i. Oversee and supervise the daily technical operations of the properties; Head the property engineering team to ensure that quality technical service and attention is delivered to the property owner, tenants, employees, and guests of the property; Make sure that all facilities are clean, hazard-free, well-maintained, and fully operational; Facilitate all repair and maintenance concerns;
ii. Conduct daily toolbox meetings with outsourced subcontractors and/or in-house laborers, foremen, helpers, and maintenance team; Monitor daily attendance and manpower at the job sites; Receive and properly account for disbursements made to laborers and helpers at the job site; Monitor equipment, tools and materials at the project sites;
iii. Provide technical assistance to tenants to ensure continuous business operations; Handle tenant’s renovation, fit-out and inspection; Inspect and monitor tenant’s units and make sure that the design, schedule and construction method are within the criteria or parameters set by the Fit-Out Guidelines;
iv. Coordinate with the Property Administrator / Manager regarding the job repairs, utility (water/electricity) meter measurements and maintenance activities at the property;
v. Coordinate with the Construction Department of FGCI for the approval of materials, plans and drawings, iPOW and subcontractors to be used for the project; Report accomplishments to the Area Engineer of FGCI who will be assigned to supervise Fix Resources projects; Act as Project Engineer for all repairs and construction works conducted at the property;
vi. Complete Job Orders created by the tenants or the management within the given timeline; Submit timeline of resolution for all Job Orders and faithfully execute them in accordance with the timeline;
vii. Conduct preventive maintenance activities through regular inspection and evaluation of the facilities; Implement Preventive Maintenance works on all building equipment on the prescribed period; Submit Monthly Inspection Report;
viii. Maintain a log of operational data and historical list of repairs of all the facilities;
ix. Implement a comprehensive conservation program to reduce material and energy cost
x. Support other members of Fix Resources in Property Administration and Lease & Tenant Acquisition as may be necessary.
