Job Description

General
Responsible to the property management work of the whole building and future expansion projects. Work involves managing and coordinating property operations and maintenance.

Main Duties
1. Responsible and coordinates for planning, scheduling and coordination of regular maintenance, major repair and expansion projects.
2. Responsible for the general upkeep, cleanliness, orderliness of the entire building its physical condition, its surrounding and its facilities.
3. Inspects ground facilities and equipment and ensure repairs and maintenance of the following:
  • Building and its facilities
  • Electrical System
  • Water and Plumbing System
  • Mechanical System
  • Air Conditioning System
  • Telephone system (both direct lines and PABX)
  • Elevators
  • Generators
  • Gondola Unit
  • Close Circuit Televisions (CCTV)
  • FIRE alarm system. Fire Extinguishers, Water sprinklers, Fire Fighting equipment, Fire Signages, Emergency Lights etc.
  • Plants/landscape
  • Pest Control
  • Garbage Disposal
  • Others
4. To do simple maintenance and repair works (electrical, mechanical, plumbing, etc.) with the assistance of the Handymen/Drivers.
5. Investigates and coordinates with the PIC in line with the complaints, disturbances and violations, and resolve problems, in relation to the building rules and regulations for its safety and security.
6. Coordinates for planning, directing or coordinating activities in the building.
7. Coordinates with the Security Officer in the security of the building including supervision of the security guards.
8. Coordinates with the Safety Officer in the safety in the building.
9. Performs duties and responsibilities as designated Pollution Control Officer (PCO) of the company, which is duly accredited by the DENR.
10. Directs and coordinates the 3rd party administrative task of outside contractors (i.e. security, elevator, cleaners etc.)
11. Maintains records of building permits issued by the government authorities and assists the General Manager in yearly renewal of the same.
12. In charge of the repair and maintenance of the equipment, piping, and other mechanical utilities for Galley Operations.
13. Responsible for the maintenance and orderliness of parking areas of the BSM Building facility.
14. Monthly reports of building administrative activities/accomplishments (e.g., repairs, maintenance etc.) should be prepared and submitted to the Management.
16. Any other duties that may be assigned.
